REAL ESTATE THE ROME WAY - MARGARET ROME

Having spoken with Jill about a referral to her area in New York, I was so pleased that she enjoyed the book. You can read it on Kindle. Jill  really identified with the Type E personality...one of the main reasons for writing Real Estate The Rome Way! Thank you, Jill!

Via Jill Sackler, Realtor Long Island's South Shore Expert (Charles Rutenberg Realty Inc. "Said and Done!"):
REAL ESTATE THE ROME WAY - MARGARET ROME
The core concepts in this book are every bit as relevant today as the day it was published. Good taste never goes out of style.
For those new to real estate sales and for seasoned professionals, this easy-to-read, comprehensive guide to building a successful business encompasses solid, insightful, common-sense advice.
I started the book with no expectations. It's about real estate, after all; not a topic that normally lends itself to unusual excitement. By the last paragraph, however, I was absolutely convinced that Margaret Rome Margaret Romecompletely understands the psychology behind not only human behavior, in general, but the buying and selling of real estate, in particular. As such, she has developed and tailored her award-winning style to meet unique individual needs and has done so in a most pleasing and lucrative way.  Margaret Rome
For 22 years, Margaret Rome has been a top producer in sales. She's developed a following based solely on referrals and repeat business; a real estate's agent dream.
Thank you letters from Margaret's past performances speak for themselves. She's accomplished her goals with integrity, creativity, good humor and a little chutzpah thrown in for good measure.
The ability to balance home and professional life, a common undoing for the average agent in what just happens to be an all-consuming career path, is a critical component of the book.
A "must read" if you wish to lay a strong foundation for your real estate business. The sound advice of a "consummate professional" will help you navigate the roller coaster ride of our current economy.

Active Rain Meetups-One Of My Favorite Things To Do

This is the best recap of a MeetUp and the meaning of relationships formed on ActiveRain.
From my first  Open House Weekend, Bridget has always been there for support. Never once asking for business but alway earning it with her  knowledge, efficiency, caring and special touch that my clients appreciate.

Active Rain Meetups-One Of My Favorite Things To Do
If you haven't been to or scheduled to attend an ActiveRain Meetup, WHY NOT?  You don't know what you are missing!
We are very lucky in Maryland to have some of the most prolific, intelligent, professional, kind, funny, open, honest, beautiful, friendly....well I think you get the idea....ActiveRain members around.
ActiveRain Meetup Baltimore
OK, I know that most of the folks that are ACTIVE ActiveRain members don't come to the party if they don't have something going on, but these people are truly amazing on and off the computer.  I bet if you attended one (or more) of these meetups, you found the same!
I attended my first ActiveRain event a few years ago, when Margaret Rome held a very special Open House.  I have attended every one in the area since.  Many of these folks have become business associates, all of them have become mentors, and most of them have truly become friends.  Each meetup is different, but there is always a common thread...sharing, friendship, positivity, laughs, and lots of pictures!
 ActiveRain Spring Meetup Baltimore

These are not folks that are complaining about not being busy enough and don't have anything better to do.  These are folks that have been and are very successful (SUPER BUSY) in real estate and in life.  They come from different companies, but they don't try to recruit each other or poo poo the others business model.  They celebrate each others successes, refer business, ask and answer questions....They care about each other, having gotten to know them first by reading their posts here on ActiveRain.  They are authentic.  What you see is really what you get.

Margaret Rome said "It's not about the company, it's about the person.  We don't care where they hang their license, but how they treat their clients and our referrals."
ActiveRain Meetup 2012 spring Activerain meetup maryland raincamp
I am a loan officer.  I don't attend meetups to solicit business, although over time many of these folks have referred clients to me, and I have referred business to them.  I don't go with a rate sheet or reasons why they should use me.  Every lender touts "great rates and great service", my goal is to meet folks and get to know  them in person, share a laugh (many laughs, really), good food and great conversation.  If there is a good fit, the business will come.  When it does, I am grateful and do everything in my power to ensure that the referrals are well taken care of.  When it doesn't that's OK too.
Maryland ActiveRain Meetup  G&M Restaurant
I made the mistake of telling Margaret that I didn't get a chance to post this yesterday because I didn't "have time".  As soon as it came out of my mouth I realized what a silly thing that was to say (especially to Margaret who somehow finds time to call members, mentor, post daily, AND sell a ton of Real Estate.  No one has any more or less time than I do.  We all have business, family, life... but everyone who is ACTIVE realizes the importance of this forum, of the connections.
G&M Restaurant Crab Cakes G&M Restaurant
I have fallen down a bit on my blogging of late.  The meetup was a great way to reconnect.  The online Boot Camp will help too.
Take the time to get out from behind the computer monitor and connect, truly connect.  Blogging is a form of social media.  I think sometimes we're so caught up in the media, we forget the social. If there wasn't a meetup scheduled in your area, pick up the phone and invite someone (or a few someone's) for lunch or for coffee, or for a cocktail or a walk.  We are blessed to have folks (Margaret Rome and Martha Brown so far) who have been willing to take the lead in our area and the group is growing.
ActiveRain Meetups

I am proud to say that several folks I personally invited joined in the fun:
  • Andrea Bedard (Fabulous and caring Montgomery and Anne Arundel County Realtor...specializes in military buyers and sellers-a lifestyle she is intimately familiar with)
  • Diane Phillips (a sweet, hard-working Carroll County and PA Realtor-, both wonderful people and bloggers whom I would highly recommend you follow if you are not already.
  • Denise Litzau of Property Title & Escrow (She was kind enough to take the group pictures, unfortuately I missed capturing her)-I have worked with these folks for years and re-connected recently....I sent Denise an AR invite, I will let you know when she starts blogging. She was impressed with this group!  They are offering $295 plus title insurance on purchases over $300K.  They also offer free tax assessment appeals.  Try them, you won't be disappointed.
Margaret's client Lucy Clark was there too.  She is not only the previous owner of the Chocolate House...
http://activerain.com/blogsview/2124363/this-is-a-reblog-by-c-tann-starr-you-missed-the-bixler-church-open-house
she has started a business that includes custom floor plans and custom maps for Real Estate.  Lucy has a ton of ideas and will Floor You (and your clients).  This is pretty cool stuff that would fit really well with the Single Property Websites I offer to my realtor partners to add to their marketing of their listings.
ActiveRain meetup Baltimore
All in all, there were 15 of us...we had a few more who RSVP'd, but were unable to attend.  Ellie McIntire (and a few others) managed to scoot before the group picture, but I got to catch her with Diane and her newly signed copy of "Sell Your Home the Right Rome Way."
ActiveRain Meetup Maryland

I bet the next Maryland meetup will be even bigger.  Martha Brown is already planning one in Annapolis for May when Jeff Dowler is in town.  You know I will be there, won't you join us?
In the meantime...anybody want to have lunch?

Kick Butt Listing the Rome Way works!

Kick Butt Listing the Rome Way works for me!

Being a solo broker and listing agent,  THE MOST AMAZING KICK BUTT LISTING PRESENTATION CONTEST was right up my alley. Since most  listings are from past clients and referrals, I have a steady stream of sellers to choose from and the luxury of interviewing the potential listings to make sure I want to take them on. I love what I do and give so much to each transaction, I need to make sure it is a good partnership.

When I get to the actual listing, there are only 2 questions my sellers  answer.

1.Are you 100% sure you want to sell your home?

2.Are you 100% sure you want to use me?

If they answer yes to both, a listing agreement is signed. And that would be my actual listing presentation. The End!

However...the judges would all say that is just too short for this contest.

Starting at the beginning...

Information is obtained long before I get to the house. I know who the owners are, what they paid for the house, how much they owe, why they are selling, what they think their home is worth and a list of the improvements made over the years. I give them a list to have ready for me...There is a Lot of Paperwork When Getting Ready to Sell!

I am a one stop lister.

Being prepared  with all the the homes that are active, under contract and sold in their neighborhood is a must. This information is all on my iPad but I  have hard copies to pass around. We can all add plus and minus signs comparing the comps to their home.

The benefit of blogging

Potential clients are already aware of my social media presence.

Most questions are answered in one of my 1200 + blogs.

For me, other than the fun of connecting with so many bright and creative minds,  blogging  gets exposure for properties and finds buyers.

Who has the buyers?

Other agents, other people, other real estate professionals, others who are related or connected, friends, family, etc…and not just in my Baltimore area.

Answering Questions..

With my phone interviews and the use of email prior to listing, most questions and concerns can be addressed prior to going on the appointment.   Here are just a few of the articles depending on what questions they pose. There are a myriad of topics...ranging  from reasons to use me, how appointments are made, commission concerns, staying in touch, how a solo broker works and my advertising. Very rarely does a question come up that has not been addressed.

There is no reason to send a pre-listing package, there is no reason to leave work behind unless it is the signed copy of the agreement. I do leave a copy of my book Real Estate the Rome Way  with a promise to autograph at settlement.

My screen shots are all over my iPad showing my website with all my active listings.

Maybe the Rome Way is the Right Way

What a lovely way to start the day. Tom, who is a General Contractor writes a really good blog. He writes with humor and facts and we are able to learn so much from this professional's expertise.
Do yourself a favor and follow Tom's  posts. At the very bottom is a list of his recent posts..take a moment to check them out.
Thank you Tom for taking time to share Maybe the Rome Way is the Right Way with ActiveRain!

Maybe the Rome Way is the Right Way
Real Estate Book Rome

As a General Contractor, I find that I can learn from those of you in the Real Estate Industry. This includes publications on how to market your properties, branding yourself, and tech savvy. Many of the things that your industry uses can be applied to other trades, so I like to read about what you do.

Recently, I was reading through a few posts by Margaret Rome and the corresponding comments. I heard Margaret mention something about the “Rome Way”. A little later I read something that she had commented on that mentioned her book, “Real Estate the Right Rome Way”. I like the things that she writes, so I asked where the book could be purchased. In her own “Rome Way”, she said that she would mail me one.

Sure enough, the book arrived in the mail this weekend. As if that weren’t enough, she included a hand-written note inside the front cover. How special is that? The personal touch sure made an impact on me, that is certain. I couldn’t wait to get started. Looking at the Table of Content, there were topics like Type E Personality, Brand Building, Marketing Matters, and much more. This is going to be something that I may be able to apply to my business.

The book appears to be written in a clean, friendly language that a contractor could understand. I’m looking forward to diving in deeper soon.

There was one more thing. Margaret included a business card size magnifier; she must  think that I need help in reading clearly.  J

Thanks Margaret for the book, and an early example of Real Estate the Right Rome Way
