Margaret Rome-Baltimore Listing Agent and All Around Great Gal!

IF there is any question about why I am on ActiveRain or why I blog each day... read this beautiful testimonial by Bridget McGee.
We have been brought together not only as business associates but also as friends.
We understand and share the business challenges. We make it fun. We share the ups and downs. We are involved with what's going on in our clients lives. Neither one of us can figure out how there is time for any of this.

“I don’t need a lender, I am a listing agent.”
Those were some of the first words Margaret spoke to me.  I was new to ActiveRain and cold-calling Realtors.  I am sure my “pitch” went something like this.
Hi, I work with a mortgage broker (we are no longer with a broker, we are now a lender) in Baltimore and my brother (I was a processor and marketer back then) does a really good job for his clients and we would like to see if we could work with you.  We offer great rates and great service (Gee, bet she never heard that before!)  Looking back, I deserved the gentle brush-off she gave me.
In March of 2010, Margaret (Realtor Magazine's Open House Master) held the first ActiveRain Open House.  Thanks to ActiveRain, I had met Dr. Stacey Anne Baugh for lunch a few months prior.  We hit it off and began working together.  Stacey suggested we meet at the Open House.  I donned my Mortgage Mama pin and headed to Baltimore's Greenspring Valley.  I figured it would be great to catch up with Stacey and it would be nice to meet some of the folks I have been reading in person.
I introduced myself to Margaret Rome and Lenn Harley (Active Rain legend!) and met some other amazing folks that have since become an important part of my life and my business.  It really was a social event.  I did hand out my card, but I was really there just to check out what this was all about.  Margaret was so warm and welcoming.  She obviously knew how to bring people together. That first meetup, for me, was really the beginning of my embracing my inner Mortgage Mama.  
Flash forward about 3 months later, after Stacey had written a glowing post about a transaction we had just worked on together, Margaret reached out to me by phone, congratulating me on such a wonderful write-up.  She remembered meeting me at her Open House and wanted to ensure that I was the one known as Mortgage Mama. I still have that message saved on my phone.  THAT was the moment I truly embraced who I am, Maryland Mortgage Mama.
I called Margaret back to thank her for her kind message and to tell her how much it meant to be recognized by the lovely Dr. Stacey and by THE Margaret Rome.  Ever humble, she talked about how wonderful and special Dr. Stacey Anne Baugh is (she is, she really is!).  After a few minutes, Margaret mentioned that she might have a buyer for me to talk to, they had inquired about a short-sale listing she had and they needed to be pre-qualifed.   Based on her conversation with them, she knew they might be challenging buyers, but she was hoping we could work it out.   We did.   That settlement was a tough one. Even though Margaret had negotiated a contract that worked best for both buyer and seller and the short sale approval came in days, not months, it was very emotional.   The sellers were short selling their unique family home due to both the economy and health issues.  Margaret expertly handled both excited buyer and mourning seller with such kindness and compassion, I was duly impressed!

Since that time, there have been many more meet-ups, many more transactions. My relationship with Margaret has grown from Realtor/Lender to a close friendship.

She has offered me sage advice over the years.  One day I was lamenting a contentious buyer (not one of Margaret’s, her folks have been wonderful!) who after low-balling many and walking away from 2 ratified contracts, was still expecting me to ask how high when she said jump. Margaret said, “When the horse is dead, dismount”.  Not long after, I let that “shopper” go and a huge weight was lifted. That 6 word sentence has served me well.







Margaret thinks outside of the box, she is a master of marketing.  She embodies the ACTIVE in ActiveRain, inviting many local realtors new and “seasoned” into the ActiveRain fold.  She not only posts daily and offers thoughtful comments(over a million points),  Margaret has reached out to so many here on ActiveRain  personally. She reaches out by phone to have real, honest to goodness conversations. 
Margaret is one of the first to step up when there is a call for an ActiveRain Meetup, and each one has been a success.  The meetups are about new and old FRIENDS gathering to talk real estate, life and love. She doesn’t only talk to folks who might refer her business, she reaches out to connect.  She provides guidance. When someone posts a comment that might be taken differently than meant (or even if taken correctly!), she may suggests another way.  She checks in to offer condolences, when a loved one has passed away.  She offers encouragement to the newbies.   She is even helping my friend’s song “LOUD, PROUD and PURPLE” get as wide an audience as possible.  (see the video at the end of this post.)
She conducts training classes at the Greater Baltimore Board of Realtors .

She wrote a book (Real Estate the Rome Way). I would highly recommend this easy read.  Margaret shares of herself and tells it like it is!

She just took over a radio show on WCBM called “All About Real Estate.”  On her show, Margaret’s goal is to educate and to share.  She is encouraging folks who share her passion for real estate to call in, share their listings or their buyer needs. 
She is ready to answer questions or she will find the answer!




Like many of you reading this, I don’t know how she finds the time to do all she does. 

Margaret is the energizer bunny, starting her day at the gym and ending it…well, I am not sure when she ends…I just know that I have seen her post on ActiveRain at O dark thirty!  Once when wishing her TGIF, she said, “Whoopee, only 2 more working days til Monday!”   
Some folks believe she must have more hours in a day than anyone else, nope.  Or…maybe she doesn’t need sleep!  Or…she must not like her husband or her family…nope, try again.  Her life must be all wine and roses….nope, although she does take time to stop and smell the roses! She can’t have a life outside of real estate…nope, not that either, she has an active social life. 
Margaret does what works, and she does it well. 

She doesn’t try to SELL the buyer to any home that is available. She blogs, places ads in the paper, and online, and will send mailers to specific neighborhoods her buyers are interested in, when needed.  She will not stop until they have found the RIGHT home at the RIGHT price, some call her a Fairy Godmother!  When Margaret works with buyers, she guides them and educates them, after all, her buyers are future sellers.
As a listing agent, Margaret won't take on a property until she makes sure the sellers are 100% sure they are ready to sell and ready to work with her.  She advises them, finds needed resources and makes the process a smooth one.  For her listing clients, she doesn’t just stick a sign in the yard and put it on the Multiple Listing Service and hope for a buyer.  She finds ways to get as many eyes on her listing as she can.  She even holds impromptu open houses!  She gets most of her listings sold very quickly, sometimes even quicker than a seller expects.    If you are using Margaret as your listing agent, you need to be prepared to see “TOO LATE” on your advertising!

We had a charming guest of honor.. Jeff Dowler  

 It was a wonderfully busy Thursday for me. There was a ratified contract, a home inspection and the need to get to Annapolis by 6:30 for the ActiveRain meeting with Jeff Dowler.

That is definitely rush hour traffic but good planning made the drive a pleasure. Bridget McGee and I drove down together.  

The setting was beautiful for our dinner at the Severn Inn in Annapolis with the Naval Academy as  a back-drop.

Active Rain Meetups-One Of My Favorite Things To Do

From my first  Open House Weekend, Bridget has always been there for support. Never once asking for business but alway earning it with her  knowledge, efficiency, caring and special touch that my clients appreciate.

If you haven't been to or scheduled to attend an ActiveRain Meetup, WHY NOT?  You don't know what you are missing!   
We are very lucky in Maryland to have some of the most prolific, intelligent, professional, kind, funny, open, honest, beautiful, friendly....well I think you get the idea....ActiveRain members around.

OK, I know that most of the folks that are ACTIVE ActiveRain members don't come to the party if they don't have something going on, but these people are truly amazing on and off the computer.  I bet if you attended one (or more) of these meetups, you found the same!
I attended my first ActiveRain event a few years ago, when Margaret Rome held a very special Open House.  I have attended every one in the area since.  Many of these folks have become business associates, all of them have become mentors, and most of them have truly become friends.  Each meetup is different, but there is always a common thread...sharing, friendship, positivity, laughs, and lots of pictures!

 These are not folks that are complaining about not being busy enough and don't have anything better to do.  These are folks that have been and are very successful (SUPER BUSY) in real estate and in life.  They come from different companies, but they don't try to recruit each other or poo poo the others business model.  They celebrate each others successes, refer business, ask and answer questions....They care about each other, having gotten to know them first by reading their posts here on ActiveRain.  They are authentic.  What you see is really what you get.

I am a loan officer.  I don't attend meetups to solicit business, although over time many of these folks have referred clients to me, and I have referred business to them.  I don't go with a rate sheet or reasons why they should use me.  Every lender touts "great rates and great service", my goal is to meet folks and get to know  them in person, share a laugh (many laughs, really), good food and great conversation.  If there is a good fit, the business will come.  When it does, I am grateful and do everything in my power to ensure that the referrals are well taken care of.  When it doesn't that's OK too.

I made the mistake of telling Margaret that I didn't get a chance to post this yesterday because I didn't "have time".  As soon as it came out of my mouth I realized what a silly thing that was to say (especially to Margaret who somehow finds time to call members, mentor, post daily, AND sell a ton of Real Estate.  No one has any more or less time than I do.  We all have business, family, life... but everyone who is ACTIVE realizes the importance of this forum, of the connections.

I have fallen down a bit on my blogging of late.  The meetup was a great way to reconnect.  The online Boot Camp will help too.
Take the time to get out from behind the computer monitor and connect, truly connect.  Blogging is a form of social media.  I think sometimes we're so caught up in the media, we forget the social. If there wasn't a meetup scheduled in your area, pick up the phone and invite someone (or a few someone's) for lunch or for coffee, or for a cocktail or a walk.  We are blessed to have folks (Margaret Rome and Martha Brown so far) who have been willing to take the lead in our area and the group is growing.

  • Andrea Bedard (Fabulous and caring Montgomery and Anne Arundel County Realtor...specializes in military buyers and sellers-a lifestyle she is intimately familiar with) 
  • Diane Phillips (a sweet, hard-working Carroll County and PA Realtor-, both wonderful people and bloggers whom I would highly recommend you follow if you are not already. 
  • Denise Litzau of Property Title & Escrow (She was kind enough to take the group pictures, unfortuately I missed capturing her)-I have worked with these folks for years and re-connected recently....I sent Denise an AR invite, I will let you know when she starts blogging. She was impressed with this group!  They are offering $295 plus title insurance on purchases over $300K.  They also offer free tax assessment appeals.  Try them, you won't be disappointed. 
Margaret's client Lucy Clark was there too.  She is not only the previous owner of the Chocolate House...

she has started a business that includes custom floor plans and custom maps for Real Estate.  Lucy has a ton of ideas and will Floor You (and your clients).  This is pretty cool stuff that would fit really well with the Single Property Websites I offer to my realtor partners to add to their marketing of their listings.

All in all, there were 15 of us...we had a few more who RSVP'd, but were unable to attend.  Ellie McIntire (and a few others) managed to scoot before the group picture, but I got to catch her with Diane and her newly signed copy of "Sell Your Home the Right Rome Way."

BUYING A FIRST HOME IN MARYLAND...A FAIRY TALE

BUYING A FIRST HOME IN MARYLAND...A FAIRY TALE
Once upon a time there was a lovely young couple looking for a new home around Baltimore, Maryland. They were about to have a new addition to their family and decided it was time to stop renting and find their forever home
They knew where they wanted to live.   They found a fairy Godmother to help them in their search.   This Godmother wasn't like the ones you find in most fairytales.  She didn't drive a coach, but a Lexus; didn't carry a wand, but an IPAD; her dresses didn't sparkle, but almost always wears shades of chocolate instead.  She was Margaret of Rome.
The Fairy Godmother told these first time buyers that they should hail the reputable Mortgage Mama to speak of the possibilities. They had saved much, acted honorably with those whom they had borrowed, and worked long and hard.  They had everything going for them!  They didn't need any magic to borrow a prince’s ransom and had no interest in a king's ransom, they just needed to find the site of their future homestead. 
They searched high and low.  They found homes that smelled to high heaven and they found homes in disrepair.  They found a home that would do, but were outbid.  They searched some more.  They found another home, still not their dream, but now heavy with child, placed an offer.  Outbid again and filled with disappointment. 
A home in the land of her parents was listed for sale.  "It will be many years before we can afford a home in this land." said he.  They watched, and dreamed of the day they could own a home similar to the one in which she had grown.  As expected, the PERFECT home went under contract and they continued their search.
One day, the Fairy Godmother got a call from a friend whose friend had a home for sale that the contract had fallen through.  The Fairy Godmother knew it was the PERFECT home for her special buyers and knew the list price was out of their comfort zone.  Since the cost to borrow had recently lessened , the Fairy Godmother called Mortgage Mama to run some new numbers.  At the list price it was close, but within the realm of the possible should the desire be there. 
Oh, the desire was there. A true, and wonderful desire.  An offer was placed, negotiated and accepted. The young couple was OVER THE MOON!

Today that lovely young couple settled on their new castle.  Those that previously occupied the castle (for 34 years!) are happy to know that the young couple would love the home they had loved for so long.  The sellers will be moving temporarily to the land of the sun, to a parcel in the land of Florida while their new castle in the County of Howard is constructed.

As sheaf after sheaf were penned, Counsel was provided by the Noble and Honorable Sir Jeffrey Margolies of Supreme Title.

A lively and raucous meeting was had while the newest and most beautiful princesss in all the land, just 12 days old, slept soundly throughout. A modern day Sleeping Beauty!

Active Rain Meetup in Baltimore, MD-Happy Birthday Margaret Rome!

We had the best time with a wonderful group who showed up to share the RainCamp Meetup and coincidentally my birthday!

Each and every person was a joy and the camaraderie was oozing! Bridget has always been available to support every single gathering and this was no different. Bridget really captured our meetup..with  this post below.
Thank you for taking care of the check! Thank you for making everyone feel so welcome. Thank you for the gift and for the fabulous card from Sydney. The front of the card said "Happy Birthday" with a face within a heart. Amazing how she made that card stand up.

Meetups were scheduled all over the Country and I was surprised that there wasn't anything scheduled in Maryland.  I thought about trying to gather the Maryland Rainers...but then I didn't.  I got a call from Ellie McIntire.  She wanted to plan something.  I suggested she call Margaret.  She did and Margaret stepped up and took the "Rains".
The next thing you know, a Meetup was planned, a blog was written and re-blogged and calls were made.  I have been so blessed to have been a part of several Maryland Meetups, most of which have been organized by Margaret.  Based on my experience with the previous meetups, I knew that there was no place else I could be tonight.
It's been crazy weather in Maryland lately.  The last few days, flooding has been rampant.  Trees are falling down, power has been out, basements are filled with water.   An earthquake, a hurricane, and now rain that doesn't seem that it will ever stop.  Funny, it's kinda like my dance here.  A rumble, a push, and now I can't imaging my business or my life without the Rain!
I wasn't surprised that Margaret chose the Suburban House, it is her kitchen after all.  Since today is Margaret's birthday, I was so glad to see her beautiful daughter and her husband Lee when I walked in.  They sure seem to understand Margaret and the importance of her Active Rain relationships.

It was so great to see familiar faces and connect with new ones. I got to spend the most time with Anne Arundel County Historic Home Expert Martha Brown, one of Crofton's Premier Realtors, Rich Iarossi, the lovely Charm City Realtor , June Piper Brandon, Chip, of Charm City Staging, and of course Margaret Rome herself.  The conversation was about life and about the market.  It was lively and insightful. These are some sharp folks!  It was great to see Howard County and Catonsville Expert Ellie McIntire, (Sydney's future Mother-in-law?), the ever-smiing Rosa Almond and Hillary Gibbons Wyss of Roo Solutions, a company I am looking forward to checking into!  Carolyn (C-Tann) Starr even made the trek from New York, it was so lovely to see her!

If you are from the area, I know there are lots of reasons why you didn't make it.  There's always something else to do, work to be done, family who needs you, maybe you were even one who was bailing out the basement.  Next time there's an event, I encourage you to take a cue from C-Tann Star.  Carolyn found out about the meetup THIS MORNING.  She hopped in the car and drove down from New York, in the rain.  She said that this was just where she needed to be!  I get it.  Me too!

Margaret Rome knows how to throw a party!

Bridget, This is a wonderful recap of one my favorite listings and favorite sellers.
Janet and Joel really  know how to use their custom home to make everyone feel welcome and comfortable.
Bridget captured the day of good food, good company, good networking and showing off a fabulous home.

Our lovely host and hostesses, Margaret Rome, Realtor extraordinaire, flanked by Joel and Janet, the current owners and happy sellers to be of 14 Timber Way Ct Reisterstown, MD 21136.  They are sitting at the island in the lovely and spacious kitchen.  Can you see those built-ins behind them?  Wouldn't that be a fantastic place for all your books or tchotchke's?  You could even turn that area into a home office, that's what Janet did many years ago.  Just perfect!

Margaret was so happy to have Chris Hooksand her broker Joe Pino (just dipping a toe into the puddle, Come on in Joe, the water is fine!) make the drive from New Jersey to attend the Garden party.  Don't you just love how much light comes into this great kitchen, even on a rainy day in Baltimore?!

Under cabinet trash cans....don't you just love the color of the cabinets?  The counters are a gorgeous silestone (I think)  There's plenty of storage in this fabulous custom kitchen!  Plenty of room for all the cooks to stay out of each other's way, and a great area for entertaining!  This is a home built for spending time with family and friends.

After a wonderful afternoon, it was time to head out.  The last of the party guests reluctantly gathered their things (think our hosts and this home made them feel welcome?), and headed out the door, through the lovely covered porch with beautiful flowers all around, past the four car garage, and up the driveway carved through the forest of trees.  The setting of this contemporary custom built home really gives one the feeling  you are much farther away from all the conveniences that are really just a short drive away.  In just a few minutes, Sydney and I hopped on 795 and were on our way home, the sun even decided to peek out from behind the clouds.
Can't wait for the next time the Active Rainers gather...I hear that Martha Brown's hosting a Garden Party in Annapolis soon.  I sure hope we are all invited!
