What a beautiful day it was at 9913 Middle Mill Road in  Owings Mills, Maryland. 

This spacious rancher really is a lovely home in a great neighborhood.   What a home for the right buyer! 
This huge semi-attached home with a fully finished basement is in a condo community so you'll have no outside maintenance! 
There was plenty of room for all the folks that attended, and I couldn't believe how big it was inside!

Of course it was wonderful to see Pat Kennedy there.  I loved talking with her about Real Estate in Washington DC and it's Maryland suburbs.  A Realtor with Evers and Co. she really loves what she does, I just know her clients are blessed to find her!   I Love this picture of Crofton expert, Rich Iarossi (Long and Foster), Pat and Margaret.  How about that amazing window in the master bedroom? The details in this home are fabulous!

What a classy group.  There is a lot of amazing Real Estate experience in this shot!

 

It was great to see this event supported by some of Margaret's ARUP regulars...Chip Frye of Charm CIty Staging, if you want your home to look this great and stand out among the competition, be sure to contact Chip.  He does fabulous work!  The lovely Helen Delheim of YWGC Realty and  Charm City's finest realtor, June Piper Brandon now of Century 21 are always up for a Home Rome gathering! I was so glad they took time out of their VERY busy schedules to be there! 

Check out how big that kitchen is!  There are tons of cabinets, lots of light and a slider.  The laundry area is super convenient in a closet. right off the kitchen!  Park in the garage on those snowy days and enter in through the kitchen! 
On a side note...Hopefully one of these days I will realize that I am not tall enough to need to bend down to accomodate the folks standing behind me in pictures!

Stephen Cooper of American Home Title Group comes whenever he is called! He and his team do a great job with both buyers and sellers!


The effervescent realtor Rosa Almond, now with Long and Foster always has a smile on her face!  She even brought a group from her new  office.  Here she is with Margaret and her broker Guy.  What a sharp looking group! Good Luck reigning in all Rosa's energy Guy!


It was wonderful to meet Alphonso from Keller Williams.  He is on the education team and it sounds like he is doing a fabulous job making sure those agents are up to date on all things Real Estate! I hope that we will be able to work together soon.  He is a sharp cookie!

Active Rain Meetup in Baltimore, MD-Happy Birthday Margaret Rome!

We had the best time with a wonderful group who showed up to share the RainCamp Meetup and coincidentally my birthday!

Each and every person was a joy and the camaraderie was oozing! Bridget has always been available to support every single gathering and this was no different. Bridget really captured our meetup..with  this post below.
Thank you for taking care of the check! Thank you for making everyone feel so welcome. Thank you for the gift and for the fabulous card from Sydney. The front of the card said "Happy Birthday" with a face within a heart. Amazing how she made that card stand up.

Meetups were scheduled all over the Country and I was surprised that there wasn't anything scheduled in Maryland.  I thought about trying to gather the Maryland Rainers...but then I didn't.  I got a call from Ellie McIntire.  She wanted to plan something.  I suggested she call Margaret.  She did and Margaret stepped up and took the "Rains".
The next thing you know, a Meetup was planned, a blog was written and re-blogged and calls were made.  I have been so blessed to have been a part of several Maryland Meetups, most of which have been organized by Margaret.  Based on my experience with the previous meetups, I knew that there was no place else I could be tonight.
It's been crazy weather in Maryland lately.  The last few days, flooding has been rampant.  Trees are falling down, power has been out, basements are filled with water.   An earthquake, a hurricane, and now rain that doesn't seem that it will ever stop.  Funny, it's kinda like my dance here.  A rumble, a push, and now I can't imaging my business or my life without the Rain!

I wasn't surprised that Margaret chose the Suburban House, it is her kitchen after all.  Since today is Margaret's birthday, I was so glad to see her beautiful daughter and her husband Lee when I walked in.  They sure seem to understand Margaret and the importance of her Active Rain relationships.
 
It was so great to see familiar faces and connect with new ones. I got to spend the most time with Anne Arundel County Historic Home Expert Martha Brown, one of Crofton's Premier Realtors, Rich Iarossi, the lovely Charm City Realtor , June Piper Brandon, Chip, of Charm City Staging, and of course Margaret Rome herself.  The conversation was about life and about the market.  It was lively and insightful. These are some sharp folks!  It was great to see Howard County and Catonsville Expert Ellie McIntire, (Sydney's future Mother-in-law?), the ever-smiing Rosa Almond and Hillary Gibbons Wyss of Roo Solutions, a company I am looking forward to checking into!  Carolyn (C-Tann) Starr even made the trek from New York, it was so lovely to see her!

 



If you are from the area, I know there are lots of reasons why you didn't make it.  There's always something else to do, work to be done, family who needs you, maybe you were even one who was bailing out the basement.  Next time there's an event, I encourage you to take a cue from C-Tann Star.  Carolyn found out about the meetup THIS MORNING.  She hopped in the car and drove down from New York, in the rain.  She said that this was just where she needed to be!  I get it.  Me too!


Happy Birthday Margaret.  As Sydney's Birthday Card to her said:  "I hope you have good days and nights and I hope you have a good time with your Active Rain Friends"   Here is wishing you a wonderful year!!  Thanks for sharing your day with us!

Another Active Rain Success! 

Back at the end of February I got the call from Margaret Rome about a lovely family interested in moving in Baltimore.  They were not first time homeowner's, they had a home to sell.  Of course, Margaret was the listing agent, so I knew it wouldn't be long before they were ready to pack their bags.  They took some time to get their home ready for sale, and Margaret was ready to do her thing

I provided them an estimated net proceeds calculator, reviewed all of their financial information, we discussed their options.  They were ready to start the search.

Margaret pulled out all the stops, blogging about the home they were searching for, even walking the neighborhood with flyers to let folks in their chosen neighborhood know she had some special buyers who may be interested in purchasing their home if they were thinking about selling.

Their home went under contract.  They hadn't found the right home yet, so their parents opened their doors (temporarily) to the whole family.  Mr. Buyer got a hard time at work for living with his folks, but his parents were thrilled to have the grandkids underfoot and enjoyed all the home cooking provided by Mrs. Buyer! 

Not long after, they found THE ONE!  It wasn't in the neighborhood they had chosen.  It wasn't a townhome. It was a fabulous single family home that was much more home then they had even considered.  Oh, and it was a short sale with not one but two liens! Oh No!  We have all heard the horror stories.  Heck, most of us have been involved in the horror stories!  Depending on the bank, this could be a nightmare.  We warned the buyers that they might just have to plan on an extended stay with the parents!

A contract was submitted, shortly thereafter it was accepted with a few minor adjustments.  Both liens (with Wells Fargo) signed off, and we were ready to go!  At Margaret's request we ordered the title from Jeff Margolies of Supreme Title.  He worked behind the scenes to ensure that everything went smoothly, even with a seller in BANGLADESH!  Papers had to be overnighted and signed at the American Embassy.  Apparently there is no wrench that Jeff and his team can't make go away!  Here's Jeff, a true title pro.  He will tell you that his lovely bride (and business partner) helps to make everything happen.

Robert Ellin (the listing agent) and his team did a fabulous job of taking care of the lien holders, getting all the approvals and working with Jeff to facilitate the seller's side.  On the buyer's side Margaret helped the buyer through all the necessary inspections.  The appraisal came in with no conditions.  The purchase loan package was submitted, the loan was approved with only minimal conditions. 

Conditions cleared, and the file was moved into the closing department.  The loan documents arrived at the title company a full week BEFORE settlement.  The HUD (Settlement statement) was prepared and approved by all parties.  The funds arrived at the title company the evening before settlement.  It's just how we roll (or at least what we do our very best to do!)

Settlement began with Jeff Margolies, Margaret Rome and the buyers. And of course, I was there.  Closing is my favorite part of the whole process!  Being there also allows me to work my Mortgage Mama Magic to help calm nervous buyers and answer any questions that may come up in closing. 

Not long after, the seller, a power of attorney for seller #2, and the listiing agent team of Robert Ellin and Wendy _________ came in.  It was a lively settlement room!  The seller seemed relieved and settled.  The agents were thrilled at how smoothly everything went, the folks at Supreme Title were knowledgable and professional, and the buyers were a little anxious, hoping that nothing would go wrong!  Everything signed and sealed, documents had to be sent for review to the lender.  A slight delay in waiting for the go-ahead for funding meant that we had time for a little photo shoot and more conversation.    All in all a very smooth transaction, with a great team in place that made it all happen!

Congratulations my new friends!  We sincerely wish you a long and wonderful life in your new home!

Our team consisted of a terrific listing agent Robert Ellin, title attorney Jeff Margolies,  Margaret Rome and Mortgage Mama.

We also had the most cooperative and pleasant seller plus  wonderful buyers!

The team worked together in harmony keeping each one updated and getting everything the bank wanted in a timely manner.

In my opinion, it is the relationship of the listing agent with the bank that makes or breaks a short sale. Robert Ellin was a delight to work with and on top of each and every detail.

Glad you asked. All four of us met because of ActiveRain.

Some time ago I wrote a post...Who Says Baltimore, Maryland Condos are Only For the Old Folks? ...a post read by Kathleen who was considering a condo purchase.  Her Google search kept coming up with me and my condo listings. Kathleen said at the settlement table today   "...every time I Googled a condo..Margaret Rome came up."   So she figured I knew something about these properties and decided to call me.

We have been working together since last summer. Actually had an offer on another unit but it was not the right one due to language in the condo bylaws. During this year we have stayed in touch via email, phone calls and Kathleen's use of my IDX site to search properties.

For a while we even looked at single family homes. This was 'tree art' on one of those houses.
                                                                                                


In mid March the perfect condo became available! We made an offer and the rest is history..a smoth settlement happened today! Kathleen is really happy to be signing while Stephen explains documents to the seller.
                                                        

When we first started working together, I introduced Kathleen to Mortgage Mama aka Bridget McGee  who stayed in touch with Kathleen during this time just to let her know we were both available to help when she was ready.

Our wonderful get together for lunch today at the Suburban House Restaurant was a huge success. There were two people with us not on the list.. One was Emily Medvec from Sante Fe who called yesterday asking for the address of the restaurant.

This delightful white bear, a bunch of candy, including M&M's and a bouquet of balloons were waiting at our table when I arrived about 11:30AM. Even though Emily could not be with us in person...she was definitely with us. Thank you Emily!!


     

The second person was my friend mARTi Garaughty(who did the cover of my book)whose art work was won by a few lucky ActiveRain members.

And the winners are:

• C Tann won one for being the member at the most Baltimore gatherings.
• Mortgage Mama won for bringing the most people...including her husband Billy aka Papa Razzi, her brother and partner, Tony Demchak and her beautiful daughter Sydney.
• Pat Kennedy for being the only millionaire Rainer in attendance.
