AR FriendsOver my time here I have read many posts about how the friendships we gather here in the Rain have helped us in so many ways. From sharing to caring our Active Rain friends have been there through it all. Today I experienced an even more amazing outcome of a friendship that began here in the Rain.

Many of you know of Margaret Rome here in the Rain.She is one of our great Ambassadors and a friend to many all across our great real estate land. Well she is hosting a talk radio show called 'All About Real Estate' in Baltimore and she invited me to call in to discuss my beautiful log home in Pasadena. I was a nervous wreck but knew I needed to do this if I was going to go the extra mile for my Sellers. I took a deep breath and called in. I should have known that with Margaret on the other end it was going to be a pleasant and enjoyable few minutes .

I can almost guarantee, no I can guarantee, that I would have never met Margaret Rome if it had not been for being here on Active Rain. And I would have never known about this incredible opportunity to call in about my listing on a talk radio show in Baltimore if it had not been for Margaret Rome. After all Baltimore is not my market area

Today Active Rain and Margaret Rome brought 2 agents, from 2 different market areas, together for one common goal; To go that extra mile for one of our sellers. Where else could that have happened other than here on Active Rain?

A few months ago, Ben asked, jokingly, if I could sell his Florida condo. Well sure I can sell from Baltimore.

First thing... contact my ActiveRain friend, Elyse, a Realtor® not too far from West Palm Beach. A referral was made and Ben and Elyse signed a listing agreement.

There are a lot of condos for sale in this  West Palm Beach, Florida   development so we are finding ways to make this special unit stand out from all the rest.

WINNERS! Photos Then and Now Contest Results

 

 Twenty plus years in Real Estate was a fun trip down memory lane.  This was a great idea...thanks to Bryan Robertson for putting this contest together. This took a lot of work and even more time for Bryan, Greg and Leslie to go through so many good entries. I am honored to be chosen.

The winners are all set!  It took a long time to review all these entries and making a final decision was a difficult one.  Personally, I would rather have had a Top 10 Winners list because there were that many to choose from.  You all wrote some great posts and it was a lot of fun looking back on some pretty old photos.  A couple of lessons learned from this contest were:
  • Many agents do make an active effort to update their photos
  • Almost all photos are reasonably recent
  • The stereotype that agents all use "high school photos" is mostly false
First, I'd like to thank my two colleagues for helping out with selecting the winners.  They went through over 200 posts to look at each and every entry before making a short list of candidates.  The other judges were Leslie Ebersole and Greg Nino.

THIRD PLACE WINNER: Christine Bohn's entry Beware, old headshot may scare you
One of my favorite aspects of this post was the side-by-side, three picture montage that showed how her photo changed from 2005-2010.  Hair, clothes, even glasses changed and it gave a great perspective of the style she was evolving into.  Read this post because you'll learn about her first brokerage - shocking!



SECOND PLACE WINNER:  Brenda Mullen's entry My past real estate head shots for your amusement
Brenda is a great blogger and she's very good at telling a story.  Her entry was a great mix of narration, humor, and photos.  She also was nice enough to include links to the photographers who did the work which is a nice little SEO boost (good blogging).  She got bonus points for including a photo of her cards to show the changes between past and current.  Nicely done Brenda!

Margaret is one of the top bloggers on Activerain and I think it's because she takes the time to write great stuff.  In this case, it wasn't the writing as much as it was the collection of photos that go back through her past pictures and how she used them in her business.  She showcased 20 years of photos from magazines, business cards, and advertisements.  Thanks for the trip down memory lane!

You Don't Have To Be A Member To Comment On My Blogs

When I called my seller to tell her about our first showing tomorrow on Stirrup Court,  she told me she read my blog and liked the way it was presented. Her son had called from out of town and had seen the blog and the MLS write up.

                     

 

When I mentioned that they could both comment right on my blog and join in with the discussion, she was surprised.

How do we make our sellers, buyers, friends, neighbors and the general public aware of this feature? How do we let others know we welcome their participation?

                                   Does anyone have a suggestion?

Oh No, I Am Behind in My Comments!

Like so many others on the Rain, I have been wonderfully busy. When you are fortunate to have your listings go under contract, there is  lots to do, including,  but not  limited to, attending the home inspection.

There can be many different inspections including a well yield,  water potability,  testing of the septic system, radon placement and pick up, the termite and other wood boring insects. There might be an oil tank that needs testing, a chimney, mold. lead and many more depending on property.

There are condo documents and Home Owner Associations to deliver because of right to withdraw, without penalty, within 5 days for HOA and 7 days for condominium.

There is staying up with the lender, the title company, the appraiser, the buyers questions, the sellers questions and the other agents questions. There is the Time is of the Essence clause...following up with dates of loan application, commitment letter and all the other dates that are specified in the contract. So now you know why I can say...

My Listing is Under Contract With An ActiveRain Member!


Having a property go under contract is exciting and rewarding. Having it go under contract with an ActiveRain member is even better.


How fortunate to be working with Stella Barbour, who has been on ActiveRain for quite some time and has over 100,000 points.


When I returned Stella's call, I asked if I was speaking to a Rainmaker and her reply...only if I am speaking with an Ambassador.


As of last night we have a ratified contract with settlement scheduled in 30 days.

Another Simple Way to Use the iPad When Commenting.


Oh no, not another gold star! (This old post received 170 comments and took  on a life of its own.)


I thought this featured stuff was all figured out. You just write a post that is good enough to get read but not good enough to get featured! When that happens...when that cute little gold star appears at the bottom of your blog, you better be ready for lots of comments and lots of time responding.

You get a load of comments from special people who take their valuable time to stop by and say hi, compliment you, agree or some other meaningful words of wisdom.

As nice as that is...it is time consuming to answer each and every one.

There is a simple way to make it a bit faster using my iPad.

 It was a wonderfully busy Thursday for me. There was a ratified contract, a home inspection and the need to get to Annapolis by 6:30 for the ActiveRain meeting with Jeff Dowler.

That is definitely rush hour traffic but good planning made the drive a pleasure. Bridget McGee and I drove down together.  

The setting was beautiful for our dinner at the Severn Inn in Annapolis with the Naval Academy as  a back-drop.

It was a pleasure meeting AR newbie Laura Murray who was asking wonderful questions! It was hard answering with everyone talking and sharing many stories. Amazing how everyone gets to know each other from just living in your computer.

Today I took notes while listening to Bob Stewart tell us how to write a first blog or in many cases a next blog. I think I got more out of this session than most newbies.



                            Writing a Blog




                                     


One of the new features is allowing a maximum of 70 characters in the title. Notice above there are 17 characters remaining.

When writing a blog decide...who is your audience?  Make the title engaging.

If the blog is for your peers...make it funny or edgy.

If the blog is for consumers...make it for SEO ranking.


His example today was written in  WYSIWYG. 

Just place your curser and start typing! Please make use of paragraphs to separate your blog...no wall of words or lack of whitespace.

With only 6 seconds to capture a reader, make it easy to read.



The "shift key" takes you to the next paragraph without a space...not the "enter key". I tried this and it did not work for me.  

Bob emphasized that  content is what matters...not fonts and colors. 

Here is a good way to start.

  • Always write your words FIRST!
  • Place the post in Draft Mode!
  • Save it!
  •  You can go back later to make  changes using the keys to
  1.  italicize
  2.  underline
  3.  strike through
  4.  BOLD
  5.      indent 
      • Bullet
      • add photos
      • spell check


As for adding a link…I do it  the Rome way and it is much easier and it works for me!  May have to write another post about this.

  •   Grab the corners to re size.
  •   Link photo from your blog.
  •   Wrap text..constrain proportions use left or right..20..20 

-When using Tags, place a comma between each. 

-There  are many  recordings for video tutorials..go check out whatever  you need.

-You can disable your comments but.. why?

-Visibility is Public only if you are a Rainmaker.

-Share content…FB, tweet, google plus. 

-The recording will be in your group within the hour.

Weltanschauung....Weltan What?


 Before I could write about Weltanschauung, it was necessary to find out what that great big word means. So I did a search  Weltanschauung: the guiding  principles and philosophy of an organization

The very  first principle is important to the way we work and live. It is the spirit of the members. The vast amount of knowledge learned from the various members who are so willing to share when they learn something new. There are members who call each other, who set up webinars, Skype, Joinme etc just to say "look what I figured out and are excited to teach anyone with an interest. This type of giving to others makes us as professional better able to help our clients and our industry.
 How many different ways do you see this special sharing among our members?

Jerry Hillyard is the Broker/Owner of Southern Coastal Realty LLC   www.socorealty.net  in Ocean Springs, Mississippi. I met Jerry this past weekend doing an impromptu open house.

His girlfriend, who I sold a house to 20 years ago and recently sold it for her, called asking how to get a copy of my book  Real Estate the Rome Way. She was in town and  I replied..."Stop by the Open House"! What a delightful afternoon. Jerry and I spoke for several hours about real estate.
