 How many blogs does it take to get to the settlement table?

The home was listed January 22nd. The contract was ratified January 30th.

And today February 29th... yes it is leap year, we had a perfect settlement. Thirty eight days but who's counting.

In the photo above, Leroy McLean(buyer agent), the excited new home owners the  happy sellers Jimmy and Dan with me. Dan is holding the check and I am passing the keys. This transaction was perfect from the beginning. Great sellers, great buyers and a very competent professionals all working together.

Thanks to Tom Shea, Sr. Loan Officer 1st Mariner for getting this FHA loan through in record time and  we appreciate Kim Gavlin Owner, KG Title Inc. for accomodating our schedules. It is the definition of TEAM...together each accomplishes more!

'Clear To Close' Are Meaningful Words!

Here are some meaningful words that I like to use.  NEXT ,  WIN= What's Important Now?    and  I Don't Do Upset!

Today's  favorite line is Clear to Close. We had our Final Walk Through at  8930 Church Lane 21133 and settlement scheduled for Wednesday at 2PM. Last minute follow up with lender and title company for updates... these were not the words I wanted to hear, "We are waiting for a "couple more bits of information from the buyer"! 

Uh oh.. red flag!  Can we close on time?

A quick call to my sellers to alert them of a possible delay. Why wait til the last minute to share bad news?  They are prepared but not thrilled. About 5:06 (but who is counting) an email arrives with a final approval and those very special words..Clear To Close.

The funds have been wired to the title company and I have a preliminary settlement sheet. I will feel better when I have a final HUD1 but for right now...  ''CLEAR TO CLOSE'' are meaningful words.

Another HomeRome Listing is Under Contract 6202 Ivymount Rd. Baltimore 21209 Contemporary White Brick Rancher 

 

You know I  Really Like Saying 'Another HomeRome Listing is Under Contract'.
This rancher is in one of my favorite areas of Baltimore City... named "Pill Hill" because of the all the doctors and pharmacists who originally lived in the area. I took the listing in June after it had been on the market, without success, for the prior six months. I really like this home and what it had to offer and did not think it was overpriced. I felt  The Right Buyer has not seen it!

The owner was also quite special...this lovely woman was my daughter's first grade teacher. So now I loved the area, I loved the house and I adored the owner. No way, I was not going to sell it!

We had one offer.. but that buyer's agent kept telling me all the things that were wrong with the house. ( I guess that was his way of negotiating.) My seller rejected that offer and within 10 days we had a beautiful offer from one of my favorite agents, Leslie Madden. She had the right buyers. They were perfect and loved the neighborhood. Leslie told me the first time they toured the house, they stayed for two hours..sitting on the screened in porch enjoying the gardens...they loved it!

Home Inspection was yesterday and settlement is scheduled for the first week in September.

A Copy Machine in My Bag! Say What?

You might think carrying a copy machine in my bag would be quite cumbersome . But tonight I discovered that I had what was necessary to do just that. One of my clients is hospitalized and we have a settlement quickly approaching.

Late this afternoon, I went to the title company, picked up the paperwork because the POA was not fully executed.  Live signatures were needed and being a notary sure came in handy. Now I need a copy of the  driver's license. Sure, could have gone to the nurse's station (after all I am a former RN and this was my hospital) and asked to use the copier. Nope that would have taken time, involved others and I was on a tight schedule.

Quickly took my camera and photographed the license.

Put the copy machine camera back in my bag and proceeded to get signatures.

Out of the hospital with notarized signatures and proof of ID...all under 30 minutes.  Now how did I know the time? When I presented my parking ticket...there was no charge! Why? Thirty minutes or less ... free!
When I arrived home... the photo was uploaded, emailed and printed for my file and for the attorney.
Pretty cool having a copy machine in my bag!
